The context

Before choosing a building services provider, define the spaces, tasks, frequency and evidence of completion you need. This gives you a consistent basis for comparing proposals and following the work once service begins.

This guide is for property managers, facility managers and procurement teams coordinating commercial cleaning, janitorial services and building maintenance.

Which services can you combine?

Commercial cleaning addresses the cleanliness of your spaces. A janitorial scope can also include agreed daily building tasks. Maintenance, repairs and turnovers should be described separately so responsibilities are clear.

Push Push Services can coordinate these needs through one contact. A program can combine recurring services with individual projects; scope, feasibility and team availability are confirmed for each site.

What belongs in a request for proposal?

Give each provider the same information so their proposals can be compared. For a portfolio, prepare a separate scope for each property.

  • Property type, city, the spaces involved and approximate floor areas, where known.

  • Tasks by area and their frequency: daily, weekly, seasonal or one-time.

  • Occupancy hours, work windows and access requirements; do not put access codes in the enquiry form.

  • Who supplies products, equipment and consumables, and which work needs a separate price.

  • Your preferred start date, priorities, indicative budget and the person who approves the work.

How do you compare more than the price?

A lower quote may include fewer visits, areas or tasks. Start by checking that the inclusions and exclusions cover the same requirements.

Ask providers to explain staff coverage, how extra requests are handled, the documents required by your procurement team and follow-up for unfinished tasks. Clarify price adjustment conditions and agreement terms before making a decision.

How can you see what has been done?

Agree on the information needed for follow-up: completed tasks, checklists, relevant photos and matters requiring a decision. Identify who receives reports and how concerns should be raised.

Our teams use the Push Push Services App to record their work. Reports are emailed automatically. Clients do not currently have access to the app: you can read the reports and share them with colleagues from your inbox.

What happens when an unexpected task comes up?

A unit turnover, parking wash or repair should be distinguished from work already included in the agreement. Define who can request an intervention and who approves its scope and cost.

We aim to be your right-hand team for building care: one contact to understand the need and agree on the next steps. Some work requires an assessment or specialized providers; the scope is confirmed before work begins.

Examples from our work

At Brandt in Brossard, our work includes daily commercial cleaning and maintenance. At Oldcastle in Candiac, recurring services are complemented by individual projects, including restoration of the quality laboratory floor.

Our work for CAPREIT includes daily janitorial service, parking washing, carpet cleaning, unit turnovers, maintenance and repairs. These examples show the range of building needs we support; your agreement is defined around your properties.

Your next step

Prepare a list of spaces, tasks and priorities. Tell us which properties are involved and what your team needs to follow the work. We can assess a recurring program, a one-time project or a combination of both.
