The context

Commercial cleaning costs depend on the areas to clean, required tasks, frequency and access conditions. Push Push Services prices each agreed scope through a proposal; we do not publish a single hourly rate or standard package on our website.

Managing offices, a multi-residential building or commercial premises in Montréal, Brossard or elsewhere on the South Shore? Here is how to plan your budget, read a proposal and compare cleaning services on the same basis.

How much does commercial cleaning cost?

To obtain a price that applies to your property, start by describing the work you need. Floor area alone is not enough: an open space and a set of small offices with several washrooms involve different tasks, even when they cover the same area.

Ask for a proposal that separates recurring cleaning from periodic and one-time work. Build your budget from the scheduled services, approved additional work, separately billed supplies and applicable taxes. A site visit or further information about the premises may be needed before the scope can be priced.

Hourly rate, per-visit price or monthly plan?

A commercial cleaning hourly rate is the price of a service, not the cleaner’s wage. Ask what it includes and whether it applies to each worker or to the entire crew. A rate on its own does not tell you the total cost or which tasks will be completed.

For example, two people working for two hours represent four combined labour hours. This illustrates how time is calculated; the time needed at your property depends on the scope and the premises.

  • Hourly billing: check the billing unit, estimated time, any minimum call-out and additional charges.

  • Per-visit pricing: define the included tasks, areas covered and number of planned visits.

  • Monthly pricing: check frequencies, periodic tasks, holiday arrangements and how changes to the scope are handled.

What affects a cleaning company’s price?

Give each commercial cleaning company the same brief. The following details help providers assess the work and avoid pricing a service that differs from what you need.

  • The areas actually being maintained: offices, reception, washrooms, stairs, corridors and common spaces.

  • Occupancy and use: staff, visitors, activities and busy periods.

  • Frequency by task: daily, weekly, periodic or one-time work.

  • Floor materials and condition: carpet, resilient flooring, concrete or other surfaces, with appropriate methods and equipment.

  • Access and scheduling: occupied premises, working windows, parking, water access and equipment storage.

  • Products, equipment and consumables to supply, together with the supervision and reports you expect.

What should a commercial cleaning quote include?

Specify tasks in each area rather than relying on a general phrase such as “complete cleaning.” Waste-bin emptying, washroom care, dusting and floor washing should each have a defined frequency and scope.

Parking garage washing, carpet extraction cleaning or floor restoration may require a separate scope. Check who supplies paper products, soap and bags, and who approves additional work before it begins.

  • A list of included tasks, their frequency and exclusions.

  • Products and consumables included in the price or billed separately.

  • Quality checks, staff absence arrangements and how to report a problem.

  • The service period, billing, applicable taxes and terms for price adjustments.

Cleaning, housekeeping and janitorial services: what is the difference?

Cleaning and housekeeping overlap; the terms alone do not define different service levels. For commercial premises, specify whether you need ongoing care or a particular intervention, such as deep cleaning or restoration.

Janitorial services can bring together daily cleaning and building-support tasks, depending on the agreement. Repairs and specialized work need their own description. When comparing prices, the task list and responsibilities matter more than the service label.

Real projects with different pricing requirements.

At Brandt in Brossard, we provide daily commercial cleaning and maintenance. Our work at Oldcastle in Candiac also includes restoring the quality-control laboratory floor. These activities illustrate the difference between a recurring program and a defined project.

For CAPREIT at 2250 Guy Street in Montréal, we cleaned four parking levels covering more than 550 spaces, using pressure washing, a 32-inch floor scrubber and treatment of motor-oil stains. That project requires different preparation and equipment from routine common-area cleaning.

These examples describe completed work without disclosing our clients’ commercial terms. For your property, we assess the spaces and tasks relevant to your request.

Request a cleaning proposal for Montréal or the South Shore.

For a commercial cleaning quote in Brossard, Montréal or the surrounding area, provide the address, property type, spaces involved, approximate areas if known, preferred frequency and available access hours. Mention current challenges and any one-time work you want included. For multiple buildings, prepare a brief for each site.

Push Push Services aims to be a right-hand team for your cleaning, janitorial and building-care needs. We agree on the tasks and follow-up you require. Our teams record work in the Push Push Services App; reports with checklists and photos are emailed according to the agreed scope. Pricing and availability are confirmed in the proposal.
